Case Study: Office Refurbishment in Leeds

Lyons Davidson, approached us to completely refurbish their Leeds regional office, St. Martins House. The work included a complete overhaul of all 6 floors, with all refurbishments carried out while they continued to work within the building.

Each floor in turn was made vacant and we secured working areas on site and erected appropriate warning notices. The services were isolated where necessary so we could proceed and remove all obsolete partitions, floor coverings, ceilings, joinery, lighting and any other outdated fittings and services. Lighting tubes were disposed of in accordance with current regulations and transfer notes handed to the client administrator.

Consideration was given to all health and safety matters affecting the building including the likelihood that most of the building was occupied when the work was done. Access to move rubbish and materials was considered and controlled carefully.

With a ‘blank canvas’ to work from we supplied and fitted new suspended ceilings and full height partitioning with 50mm slab insulation for sound proofing.

For an appropriate high quality finish, specialist joinery was used including solid maple door & frame sets with matching solid maple skirting, architraves and window boards. Satin stainless steel door furniture completed the modern, stylish look and high security hinges & locks were used in keeping with the clients’ sensitive business.

The main entrance to each floor has a hospital door set with maple veneer on one side and mahogany on the other to match the different decorations on either side. Access control systems were put in place for entrance doors to all floors.

So noise wouldn’t be an issue and to ensure security wasn’t compromised various works were started and completed outside of normal working hours. As each floor was completed it was handed over.

Being Green

Lyons Davidson along with Rodley Interiors are concerned about environmental impact so new 600 x 600 high frequency light fittings (including emergency fittings) were chosen with all light fittings on movement sensors. The high frequency fittings are economical with a 20-30% saving in running cost along with the benefits of being flicker free & silent with an instant start.

To increase thermal insulation and reduce heat waste & energy costs the 5th floor external walls were relined with Lafarge Thermalcheck K 50mm wallboards. Continuity of Vaporcheck membranes was ensured before all joints were taped and filled ready for decorating.

Recycling

In our ongoing commitment to environmental responsibility all scrap metal was recycled where practical. Any materials capable of causing pollution were disposed of in accordance with current regulations and best practices. Waste transfer notes were provided to the client.

Refurbished office

An impressive full height glass wall feature in 12mm toughened glass was installed for the ground floor board room with manifestation in Opal Frost complying with DDA regulations.

Other works included refurbishment, installation and fitting:

  • 3 compartment skirting trunking with double socket outlets and cat 5 Data cabling with outlets
  • New electrical distribution boards to all floors
  • Air conditioning system
  • Dimmer switches for all meeting rooms
  • Down lighters with dropped glass to reception areas
  • New kitchen units in matching Maple wood and under sink hot water heaters
  • New Tea points including over sink boiling water heaters and water chiller units
  • Fitted dishwashers and fridges
  • All floor coverings in Paragon carpet tiles laid checker board style with non slip vinyl to kitchen areas
  • New window blinds to all external windows
  • Outside Metal railings stripped and repainted with Dulux Metal Shield paint in Black and Gold

Nigel and his team have worked within this building on and off for the last three years. They have completed the project both on time and with a minimum of disruption. All at Rodley Interiors are both professional and polite. It has been a pleasure to have them within our building.
